Frequently Asked Questions

Answers to the questions landlords usually ask before changing or choosing a property manager.

I don’t have a property manager yet. Can you still help?

Of course. We can help you understand the expected rent, leasing strategy, tenant selection, compliance, fees and how the property should be prepared so the process runs smoothly from the start.

Even if this is your first time owning an investment property, we can walk you through everything clearly and help you avoid the common mistakes landlords make early on.

How hard is it to change property managers?

Changing property managers is simple, fast and far less stressful than landlords expect.

You do not need to chase paperwork or have awkward conversations with your current agency. We will manage the changeover, speak with the current property manager and tenant, and make sure the right information is transferred properly.

Even if the situation already feels messy, we have seen it all before. The most important step is moving quickly from poor management into a better system, so the property, tenant, landlord relationship and communication can start getting back on track.

Can you help if I currently self-manage?

Yes. Many landlords self-manage at first, then move to professional management when the workload, legislation, tenant issues or maintenance become too time consuming.

We can explain exactly how the process works.

Can you tell me what my property should rent for?

Yes. We can review your property, compare it to current market evidence and give you a realistic rental range.

We will look at the property, location, condition, features and current tenant demand before giving advice and show evidence.

What if I am locked into a contract with another property manager?

In many cases, it is simpler to leave than landlords expect. Some agreements can be ended with notice, some have small exit fees, and in some situations we may be able to help cover or offset those fees for you.

The best first step is to let us review your current agreement. We can explain your options clearly before you make any decision.

What if I just want a fee quote?

That is completely fine. We can give you a clear breakdown of our management fees, leasing fees and any other costs before you commit to anything.

We will also explain what is included, how we work and what you should compare when looking at property management fees. There is no pressure from us.

Can you help if my property is currently vacant?

Yes. Whether you are preparing to lease it, still deciding what to do, renovating, moving out, or just wanting advice, we can help you understand the best next step.

We can review the property, expected rent, presentation, timing, leasing strategy and what may need to be done before it goes to market.

A vacant property can be costly if it is not handled properly, so the goal is to make a clear plan early and avoid losing time, money or momentum.

Why aren’t your fees listed on this page?

Because property management fees can depend on the property, rental value, location, age, condition and what is actually needed.

We would rather give you the right advice than put a generic fee on a page that may not suit your situation. We will explain everything clearly before you make any decision, and our fees are fair. We promise.

Is there any obligation if I fill out the form?

No. Filling out the form simply lets us understand your property and your situation before we speak.

There is no obligation to move your property to us, sign anything or make a decision. It is just the first step in having a proper and realistic conversation.

Is there any obligation if I speak to you on the phone?

No. The phone call is simply to understand your property, answer your questions and explain how we work.

If we think we can help, we will tell you. If we think you are better off staying where you are, or waiting until later, we will tell you that too. No obligation at all.

Do you only manage properties near your office?

No. South Australia is a small market, and we manage properties right across Adelaide.

Ray White St Peters has the largest Ray White rent roll in South Australia, with properties from the deep south to the far north, and from the beach through to the hills.

Wherever your property is located, we can have a conversation, review the situation and let you know honestly whether we are the right fit.

What happens after I submit the form?

A member of our team will review your details and contact you to discuss your property, your current situation and what you are trying to achieve.

We will explain how we work, what we charge and what we would recommend. No hard sell. No pressure. Just clear advice.
